During various times of year, popular Disney Vacation Club resorts fill up quickly. In fact, during the Christmas season, it can be difficult to get even Saratoga and Old Key West inside of 7 months. If you can plan more than 7 months in advance, DVC is probably a good fit.
Using DVC points at non-DVC resorts is also a poor use of points. If you buy into Disney Vacation Club thinking that you might cash-in your Disney Vacation Club points for any of these options every once in a while, you are going to have a difficult time getting adequate value out of your membership.
You should never overlook maintenance fee costs, as over time, you will pay more in maintenance fees than the actual contract cost itself. That $.20 to $2 difference per point in maintenance fees may not seem like much now, but over time, it really adds up. It may be tempting to buy at Aulani, Hilton Head, or Vero Beach, but consider the maintenance fees before doing that. Saratoga Springs has the lowest per-point maintenance costs among the resorts with the cheapest initial contract per-point costs.
Still, we think due to Bay Lake Tower having the lowest maintenance fees of all Disney Vacation Club resorts and given its proximity to Magic Kingdom, it should also be on your radar for similar reasons. Although we opted for Saratoga Springs Resort as our home resort when we purchased Disney Vacation Club for all of the reasons above, that was because Bay Lake Tower was not an option at the time.

For another, this involves inherently apples to oranges comparisons. Unlike hotels as a whole, there are quirks to the DVC resorts. How does a purpose-built resort like Old Key West compare to an add-on like Bay Lake Tower or room conversions like the Polynesian Villas? Speaking of the Poly, does it get penalized for not having 1-bedroom units? Are common areas and amenities that are shared with the hotel included? If two separate resorts are very similar but one has distinct advantages, does the other fall significantly?
Even viewing Old Key West in the most favorable light, though, it pales in comparison to other resorts, which have more well-rounded dining rosters, better entertainment, and more convenient locations. Pretty much everything that OKW does well, another resort does better. Whether it be the isolation and seclusion of Animal Kingdom Lodge or the rooms at Saratoga Springs, which compares to OKW in a lot of ways and gets the edge in most of them.
Although the Beach Club Villas room update was really uninspired and underwhelming, we still love the resort as a whole. The rooms may be lacking in the personality department, but the common areas more than make up for that. Moreover, the Beach Club Villas score highly because of the amazing pool, location within walking distance of two parks and the Skyliner gondola station, and reasonably good dining options.
Delving a bit deeper into the location, the Beach Club Villas are the closest resort to Epcot and the International Gateway Skyliner station. Beach Club Villas offer the amazing Crescent Lake ambiance of the other resorts around there, but also has its own secluded, popcorn light-lit pathway. The recent room refurbishment to the Polynesian Villas also elevates the resort. Although this project was a soft goods refresh rather than a full reimagining, it was one of the most thorough soft goods renovations in recent years. The functional improvements to these new rooms coupled with the finished resort refurbishment are big wins for the Poly Villas.
Wilderness Lodge is far and away my favorite resort at Walt Disney World year-round, but I really love it at Christmas. Love actually might be too tame of a word. Looking at this photo takes me back to the night it was taken. Admittedly, I am biased towards Wilderness Lodge at Christmastime due to my own personal experiences there.

Going back to our Animal Kingdom owner example: At 7-months before check-in, you can use your eligible Animal Kingdom points to book any other resort in the DVC network. Likewise, at 7-months before checking, all of the other DVC members can use their eligible points to book a room at Animal Kingdom Villas.
What is a 7-month booking window?At the 7-month window before your check-in date, reservations then become available to all DVC members for all the resorts, based on the availability, of course.
Some members fall in love with a resort and feel compelled to own points at that resort so that they can always book a room at the 11-month mark. Most owners who recently purchased Beach Club, BoardWalk, or Grand Californian have done so for the 11-month access to the rooms. These owners are willing to pay a premium to ensure they can always book their home resort.
Have a tradition of participating in all the runDisney events, or always spend the holidays at Walt Disney World? Then a Fixed Week Contract might be just the thing for you. While DVC is known for its flexibility, owners with a fixed week contract will automatically have their fixed week booked for them at their home resort. Should they wish to use their points elsewhere, they can make a change and release the dates. The advantage here is that the fixed week is automatically pre-booked for them year after year! However, the price per point is typically 10% more. Still, you are guaranteed the room type and week no matter what the point allocation is to stay becomes in the future. The number of total available points at a resort never changes, but DVC can move around how much each night costs per point and at different times of the year.
Like homeowner's association or Condominium fees, Annual Dues go towards your Home Resort's real estate taxes, operating costs, administrative expenses, and refurbishment expenses. Your home resort sets your annual dues based upon their expenses and the number of points sold in the resort. You will pay dues every year on a dollars-per-point-owned basis. Dues statements are issued in mid-December and are due on January 15th. DVC allows for a 30-day grace period before assessing late fees. Annual Dues change every year and typically go up 3-5% per year. DVC will publish a high-level budget for each resort every year at the annual meeting held every December. 041b061a72
